Water Corporation Balcatta Office Extension and Refurbishment

The Water Corporation Balcatta Depot and Business Office  project consisted of the refurbishment of the existing office building and a new two level office extension creating an overall office space with a GFA of 6885m2. The new lower ground office area also included an end of trip facilities and space for a gym. The construction of the new office portion was achieved with tilt up panels and steel framed walls clad externally with alucobond sheeting. All windows were surrounded by steel framed hoods and clad with alucobond sheeting to reduce direct sunlight onto the glazing. Internal spaces were created by a combination of masonry, gyprock and glazed walls. Internal ceilings consisted of a combination of flush gyprock and acoustic grid ceilings, with specialised timber finned ceilings installed with a wave pattern to the five lunch room areas.

 

The phasing of the construction works to allow Water Corporation personnel to remain fully operative throughout the duration of the works was essential to the client. Once the new section was completed and fully operational, all staff were relocated from the existing offices into the new section. The existing offices were then completely stripped of all services, internal walling, ceilings and finishes, and re-fit and finished to match the new build specification. Mechanical plant was replaced with new to four roof plant rooms The electrical services upgrades included new Western Power transformers, site main boards and distribution boards. Two backup generators were installed to maintain a power supply to the building. Communication networks are critical to the operation of the centre and two interconnected communications rooms were insstalled.

 

The external works included new road ways and extensive landscaping to the site. The civil works comprised the construction of the main access road and parking, as well as a rear car park for the lower ground area. Extensive new landscaping was installed all around the site and included an irrigation system supplied through a rainwater tank, mass plantings, numerous trees, six outdoor areas with timber decking and planting, hard landscaped areas consisting of a mix of aggregate concrete paths and compacted gravel in different colour combinations and a bocce court.

 

The fundamental requirements that were considered essential to the client for a successful outcome of the project included:

  • The creation of a safe, comfortable and productive working environment.
  • Design to create a unified building through the aesthetic treatment of both the new and refurbished works.
  • Design of an efficient integrated interior fit out of suitable visual appeal and quality to create a stimulating and enjoyable working environment;
  • Building and services design to achieve a 5 star NABERS rating and 4 star Green Star
  • Design initiatives that achieved a 4 star rating for Design and Interiors
  • Building design addressing durability and maintenance minimisation principles.
